Short answers, each linked to the full page with sources.
How much does a new roof cost in St. Louis?
Missouri asphalt shingle roofs average about $4.59 per square foot installed and metal about $8.51 (This Old House, from RSMeans data). Our estimate for a typical St. Louis asphalt replacement is about $6,000 to $12,000. Quotes run higher with two layers to remove, a steep roof, rotten decking or flat sections.
How long does a roof last in St. Louis?
Asphalt shingle roofs commonly last about 15 to 25 years, depending on the shingle, ventilation and storms. In St. Louis, spring hail and wind end many roofs early. Metal and well-maintained membranes can last longer.
Should I repair or replace my roof?
Repair when the damage is in one area, the roof is under about 15 years old and the deck is solid. Replace when there are leaks in several places, shingles are curling or bald across the roof, the deck is soft, or hail damaged the whole roof.
Do I need a permit to replace my roof in St. Louis?
Often not for a like-for-like replacement. In the City, like material with 25% or less new sheathing usually needs no permit. In St. Louis County, where the County enforces the code, like-for-like asphalt on roofs of 4:12 or steeper needs none. Changing materials, a low slope or more new sheathing does. Many County municipalities set their own rules.
Can a roofer pay my insurance deductible?
No. Missouri law (RSMo 407.725) bars contractors from advertising or promising to pay or rebate any part of an insurance deductible.
Can a roofer handle my insurance claim for me?
A roofer can inspect, document damage and give an estimate, but in Missouri can't represent you or negotiate with your insurer on your behalf (RSMo 407.725).
When is hail season in St. Louis?
March through June. In NOAA's records for St. Louis City, St. Louis County, St. Charles and Jefferson counties since 1996, 85% of reports of hail 1 inch or larger came in those months, peaking in April.
How long does a roof replacement take?
One to three days for most houses. Flat sections, a lot of rotten decking, steep roofs and weather can stretch it.
Can new shingles go over my old roof?
Not if there are already two or more layers, or if the old roof is water-soaked or deteriorated, under the model building code (IRC R908). A full replacement removes the old layers down to the deck.
How do I avoid storm-chaser scams?
Don't sign at the door, don't pay most of the price upfront, don't accept offers to cover your deductible (illegal in Missouri), and hire a roofer with a local address and the licenses your city requires.
